Proposed: Three building auction complex, with hotel on 156 acres South of Indianapolis, to serve the 5- state area of all auction needs.

Shown on the right side of the drawing is one half of the hotel entrance. The 25 wide covered bridge over the driveway from the 8 car marquee in the parking lot to the hotel is not shown in this drawing for clarification. This will allow for incumbent weather unlike most hotel entrances where the wind blows you away and destroys your wife's hair do.
There will be an ample amount of newly configured carts to hold suitcases and boxes without falling off before you get to your room. The North parking lot in front of the hotel will accommodate 928 parking spaces allowing 320 square feet per car including driveway.
The same applies for the South parking lot. An 8 sidewalk with parking spaces across the upper portion of the parking lot, is intended for those who have boxes for their function, and or displays. This area will be used for taxi cabs and buses also. The sidewalk will join in at the side if the covered bridge and not interfere with people in the 8 car marquee who are unloading. Same applies in the South parking lot.
A 10 concrete curb will be on any portion of the parking lot where a car could possibly go over an embankment. The parking lot will be 25 6 above the commercial street and sloping down to the street level in 600, or 4% grade or ½ per foot.
Parking lot will be laid out on 30 degree to the driveways and 10 apart for the striping. Normal striping is 9 ', the extra 1' is for the guest convenience. No trees just evergreen trees around the parking lot or any shrub that does not create leaves. This will have to be worked out with the building department to meet code. The purpose of no leaves in the winter time, is to avoid contaminated snow that is collected from the parking lot and placed in a 18 x 18 x 570 long 6 thick concrete vault, lined with 3 styrofoam to keep in the cold. The top of the vault has a 10 x 18 lid sections with the same attributes as the sides; however the top panels will be constructed so they can be lifted with a rolling lift type hoist, and moved across the top of the vault down several feet to allow snow to be dumped into the vault and tamped to a hard form. Then the lids are replaced and another section is opened up for more snow. In the bottom of the vault there is a 3 stainless steel pipe continuous back and forth 5 times, 3 apart and 3 above the bottom and supported every 4 each way because of the weight of the snow in the vault. The pipe is filled with glycol and pumped through a cold exchanger for chilled water to be pumped to the hotel rooms for air condition.
A low volume fan behind a car like radiator, will make little or no noise to cool the room. Only the high class hotels have air condition with no noise. When was the last time you stayed in a hotel that the air conditioner did not keep you awake all night?
You have all witnessed TV ads showing kids using the bed for a trampoline as soon as they arrive at a hotel room. This will not happen in our hotel. The bed is a concrete platform with a void under the whole bed with a register expelling low volume cold air out the side of the bed platform. The mattress will be 8 foam rubber with no springs. Springs went out in the twenties yet they still carryover to this day and for what reason.
The sides of the sheets will be sewn to receive a 2 soft rubber tube, that is forced into a cast-in-place steel light weight tube in the concrete bed platform, just below the mattress. The tub has a 1 ¼ opening slot from one end to the other to receive the rubber tube with the sheet.When the sheet is forced into the 1 ¼ slot opening it will make the sheet taught to the mattress. The top sheet is configured like a pocket to let your foot stay upright without the sheet being forced down on your toes. There will be no need to tuck in the top sheet at the foot of the bed or the sides. The old staff Sergeant would inspect your bed and bounce a quarter off the sheets, and if it did not bounce, look out for what is coming. The same way with this bed. However, with this bed the sheets will not need a staff sergeant. The bottom sheet will always be taut.
